I offer professional services in respect of various landlord and tenant issues with leases on commercial properties.
With short (3 or 5 year) leases now being the norm, there are regular lease events such as lease renewals and rent reviews when there is potential to agree a new rent and vary other lease terms. It is important that the rent agreed is at market levels and that the terms agreed are in line with market practice. I have regular experience of advising both landlords and tenants, in trying to maximise their negotiating positions.
There are also opportunities to re-jig lease terms, and negotiate away break clauses, and again it is important to obtain the right advice over such matters.
